If you are looking at houses in Felanitx, the first thing you should know is that this municipality in the southeast of Mallorca is not a single center, but a wide territory that goes from the town to the coast. Most of the accommodations you will find are villas, 84 of the 113 available options, and they are distributed mainly among the residential areas of Cala d’Or, Cala Serena, Cala Ferrera and Porto Colom. If you are looking for tranquility and closeness to the sea, the Cala Serena area is a good choice: there you have examples such as Cala Serena Beach 6, with direct access to small, uncrowded coves. If you prefer a livelier atmosphere, Cala d’Or offers restaurants, shops and seafront promenades, although the houses are usually somewhat more integrated into residential developments. Inland, near the town of Felanitx, the houses are more traditional, with stone and country estates, ideal if you want to get away from beach tourism and have more land around you.
The differences between some houses and others are not only about location. Villas usually have a private pool and garden, and range from the simplest to luxury ones with cleaning service included. Holiday homes, 29 in total, are often renovated single-family homes, with fewer services than a villa but with more rustic charm. Apartments and hotels, which add up to 33 options, are a minority and are concentrated in the coastal areas; they are more practical if you do not want to worry about maintenance. The average category of the whole set is 3.2 stars, so do not expect a uniform level: always check the included services, because two houses with the same price can offer very different things, such as air conditioning in all rooms or only in the living room.
As for prices, the minimum you will see is 209 euros per night, but the average rises to 1,223, which indicates that there is a lot of high-end supply. To get better prices, avoid July and August, which is when they rise the most; May, June and September are the months with the best balance between weather and rate. To get there, the most comfortable option is to fly to Palma de Mallorca and rent a car at the airport: from there it is about 50 minutes to Felanitx town and somewhat less to the coves. Public transport exists, but it is scarce and does not allow you to move freely between residential areas, so a car is almost essential. Before booking, take a good look at the exact distance to the beach (sometimes it is advertised as “5 minutes” and it is 5 by car), whether the pool is shared or private, and the cancellation conditions, because many houses require an advance payment of 30% or more.
The average price is around 1,223 euros per night, although you can find options from 209 euros. The difference is usually in the size, location and included services, so it is worth comparing carefully before deciding.
May, June and September are the most balanced months: the weather is good for the beach and prices drop quite a bit compared to July and August. If you are looking for the absolute minimum, November and February are the cheapest, but the weather is more uncertain and many houses close outside the season.
Cala d’Or and Cala Ferrera are the most practical because they have sandy beaches, shallow waters and nearby services, such as supermarkets and restaurants. The residential areas of Cala Serena are quieter, but you will need a car for any errand.
It is complicated. There are buses that connect Felanitx with Palma and some towns, but the coastal residential areas have very low frequencies, especially outside the season. The most advisable thing is to rent a car at the airport or in the town.
Most ask for a 30% deposit when booking and the rest is paid a few weeks before arrival. Free cancellations are usually only available if you give more than 30 days' notice, so always read the fine print before paying.
