Campos is a municipality in the south of Mallorca that often goes unnoticed compared to the more famous coastal resorts, but that is precisely where its value lies. If you are looking for a villa, you will normally stay in the town centre or, more likely, on the outskirts, among secondary roads and agricultural estates. The Ses Covetes and Es Trenc area, to the southwest, is the most in demand for its unspoilt white-sand beach and shallow waters; there, villas tend to be more expensive and are booked well in advance. To the east, towards Sa Ràpita or Colònia de Sant Jordi, you will find somewhat cheaper options with quick access to other coves, although you will need the car for almost everything. Inland, near the town, renovated country houses offer more land, a private pool and absolute peace and quiet, in exchange for being ten or fifteen minutes by car from the beach.
The differences between one villa and another are not only about location. Some are traditional, with stone walls and wooden beams, and some are modern, with minimalist lines and home automation. The former tend to have large gardens and porches with views of the countryside; the latter, built-in pools and outdoor areas designed for the heat. The equipment also varies: some include air conditioning in all the bedrooms, others only in the living room, and that shows in the price. Before booking, take a good look at the photos of the bathrooms and the kitchen, because in renovated old houses they sometimes fall short on water pressure or counter space. And check whether the pool is private or shared with the owners, a detail that does not always appear clearly in the search engine.
As for the price, high season (July and August) sends rates soaring to an average of 962 euros per night, and it is not unusual to find villas above 1,500. If you want to pay less, look at May, June or September: the weather is still good for the pool and the beach, and prices drop by between 30 and 40 per cent. To get there, the most practical option is to fly to Palma de Mallorca and rent a car at the airport; from there it is about 35 minutes along the Ma-19 road. In Campos there is no train or public transport worth using to get between villas, so a car is essential. Before confirming, check the cancellation policy, the amount of the security deposit and whether the price includes final cleaning and bed linen; in privately managed villas, these extras can take a significant bite out of your budget.
The average price is around 962 euros per night, although you can find some from 401 euros if you book early and outside July and August. In high season, villas with a pool and near Es Trenc easily exceed 1,200 euros.
May, June and September are the ideal months: it is warm enough for the pool, the beaches are not overcrowded and prices drop noticeably compared to summer. April and October are also fine, but the sea will be cooler and you will need a jacket some nights.
If your priority is the beach, choose between Ses Covetes and Es Trenc, although you will pay more. If you prefer peace and quiet and space, look for an estate inland, near the town; and if you want a balance, the Sa Ràpita area offers good villas at mid-range prices and access to less crowded coves.
You get there by car from Palma airport along the Ma-19, in about 35 minutes. Once there, a rental car is essential: there is no public transport connecting the villas with the beaches, and supermarkets and restaurants are scattered.
Always look at the cancellation policy, because many villas require a non-refundable advance payment of 30%. Also check the security deposit (usually 300 to 500 euros) and confirm whether final cleaning, bed linen and towels are included or cost extra.
