1Purpose of the Contract

It regulates the conditions under which The Platform provides the Host with the digital intermediation service to publish, promote, and manage accommodation bookings through HotelsCasa and its associated applications.

The Platform acts only as an intermediary. The accommodation contract is entered into between the Host and the guest, and The Platform is not a party to it.

2What the Service Includes

  • Publication of the accommodation with photos, description, prices, and availability.
  • Calendar with iCal synchronization (Airbnb, Booking.com, Google Calendar).
  • Secure payment via Stripe and PayPal.
  • Dashboard with bookings, occupancy, history, invoices, and balance.
  • Contact with the guest via internal messaging, email, SMS, Telegram, and WhatsApp.
  • Your Notebook: who has inquired about your accommodations, with their contact details.
  • Incident support and mediation in disputes with guests.

3Commission

The 5% discount is earned, not requested

Registering also as a Collaborator does not by itself reduce the commission. The reduced rate applies when the Host has brought to the Platform 10 new hosts, each with at least one published accommodation.

Those hosts arrive through the Collaborator link, not by invitation from The Platform, so they complete identity verification like any self-registration and publish their accommodation before they count. Duplicate accounts of the Host himself, or registrations without visible accommodation, do not count.

Once the 10 are reached, the reduced rate applies to subsequent bookings. It is compatible with the commission the Host earns as a Collaborator for bookings from the accommodations they brought.

Your commission does not increase during the first year

The percentage in effect on the day you accept is maintained 12 months without changes. The Platform cannot increase it within that period for any reason.

After 12 months, The Platform may modify the rate, notifying you in advance. If it does not suit you, you can remove your accommodations without penalty.

The commission is calculated on the total amount paid by the guest, excluding tourist taxes and cleaning fees when billed separately. It is subject to the VAT in force in Spain, and The Platform issues a monthly invoice with the breakdown of each booking.

4€100 Bonus for Every 10 Bookings

The Platform pays €100 for every 10 completed bookings within the same 12-month period. It is deposited within 5 business days following the confirmed checkout of the booking that closes the block.

  • Bookings prior to those 12 months do not accumulate.
  • Only bookings actually collected by The Platform count.
  • Not counted: cancelled, refunded, those coming from external calendars (iCal), nor those where the guest is the Host himself or someone with the same phone or email.
  • The bonus is compatible with the Collaborator discount.
  • The Platform may suspend it in case of fraud or serious breach.

Program validity: 5 years

The bonus program automatically expires 5 years from the acceptance of this contract, without prior notice and without affecting the rest of the agreement. Bonuses already generated before that date are still paid.

5Payments and Settlements

The Platform pays the Host the amount of each completed booking, minus the commission:

  • With instant booking: payment is initiated within 3 business days following checkout.
  • With manual confirmation: within 3 business days from when the booking changes to "completed".

Settlement is made by SEPA transfer to the IBAN account registered in the dashboard. The Host must keep their bank details up to date; The Platform is not responsible for delays caused by incorrect data.

6What the Host is Responsible For

  • Having the tourist licenses and permits required where the accommodation is located.
  • Keeping description, photos, prices, and availability truthful and up to date.
  • Attending to the guest with the standards of professional vacation rental.
  • Complying with their tax obligations (VAT, Personal Income Tax/Corporate Tax) on what they earn.
  • Not diverting bookings from guests who came through the Platform outside of it, neither during the contract nor in the following 12 months.

Identity verification. It is required for those who register on their own, within the following 15 days. The Host directly invited by The Platform and given an already published accommodation is exempt: their data was already checked at the source and nothing is requested from them.

7What The Platform is Responsible For

  • Keeping the service available with a target of 99.5% monthly, except for maintenance announced 24 hours in advance.
  • Protecting the Host's personal data in accordance with GDPR and LOPDGDD.
  • Issuing a detailed monthly invoice of bookings and commissions.
  • Providing support during business hours (Mon–Fri, 09:00–18:00, Valencia time).
  • Safeguarding booking funds until they are settled to the Host.

8Acceptance, Duration, and Termination of the Contract

Acceptance by entering with your link

When The Platform transfers an already published accommodation to its owner and sends them a personal access link for that purpose, using that link and taking over the accommodation is equivalent to fully accepting these conditions —including the commission in Article 3 and the bonus in Article 4—, without needing any other signature.

The Platform keeps a record of the date, time, and IP address of that access, and this text is always available in the Host's dashboard.

The contract is valid indefinitely from the publication of the accommodation.

Either party may terminate it by written notice with 30 calendar days' advance. During that period, already confirmed bookings are honored and settled in accordance with this agreement.

The Platform may terminate it immediately and without notice in case of serious breach, proven fraud, conduct that seriously harms guests or the Platform, or non-compliance with tourist regulations.
